Alveo Financial Tower sits on a prime 2,400-square-meter plot of land along Ayala Avenue. The premium office tower will house 363 office units as well as a variety of thoughtfully-planned amenities and facilities that enhance corporate activity.
It will have 48 floors, plus a roof deck that will total up to 63,739 square meters of gross floor area. Total market value of units for sale is P10.7 billion.
Alveo Financial Tower boasts of being the only consolidated office for sale option on Ayala Avenue. Because of this, investment returns are expected to be as high as 6 percent (based on the current lease rates in the Makati Central Business District (CBD).
Envisioned to be a signature office building in the heart of Ayala Avenue, the Alveo Financial Tower will feature leading-edge and sustainable design to enhance corporate experiences.
After acquiring the former JAKA Tower site, Alveo commissioned internationally awarded and Seattle-based structural consultant Magnusson Klemencic Associates (MKA) and prominent local engineering firm Sy^2 + Associates to conduct structural integrity tests on the existing structure.
The architecture is targeted to be certified with the Leadership in Energy & Environmental Design (LEED), with its provisions for efficient energy and pollution control management and other diverse sustainable provisions.
Alveo Financial Tower will also form a major component of City Gate, Ayala Land’s P20-billion master-planned mixed-use development strategically located at the rejuvenated northern tip of Ayala Avenue.
Conceptualized and designed around the work and lifestyle habits of the cosmopolitan urbanite, City Gate will have a 2.2-hectare core area containing 81,000 square meters of gross leasable office space and 14,000 square meters of premium retail space, as well as featuring upscale residential developments, green open spaces, and a 312-suite hotel.
A typical office space in Alveo Financial Tower sells at an average of P240,000 per square meter or P27.8 million for an average unit size of 116 square meters. The tower is slated for turnover in 2020.
